Roof Repair · North Florida

Find the leak. Fix the part. Keep the roof.

Most roofs don't fail all at once — one boot cracks, one flashing slips, a few screws back out. We repair the piece that's broken so the rest of your roof keeps doing its job.

Leak and repair questions

Repair vs. replacement in one line: a repair fixes the damaged components and leaves a sound roof in place; a replacement removes everything down to the deck and starts over.

The usual suspects

After a few years of looking at roofs from Fernandina Beach to Cross City, you learn that leaks tend to come from the same handful of places. Here's what we check first.

Wind-lifted or missing shingles

A gust front breaks the seal strip, the shingle flaps, and it creases or tears off. Creased shingles look fine from the yard but no longer lie flat to shed water. We swap them out and hand-seal the replacements.

Screws and washers on metal

On exposed-fastener panels the rubber washer under each screw is the actual seal. Once it splits from UV or a screw backs out, every rain sends a little water through. We replace failed fasteners and reseat loose ones.

Flashing at walls, chimneys, and valleys

Metal flashing directs water where roof planes meet walls or each other. When it's bent, rusted, or was never lapped correctly, water gets behind it. Valleys also collect pine straw that holds moisture against the metal.

Pipe boots and vents

The rubber collar around plumbing vents cracks after years in the sun — one of the most common leaks we find. Bathroom and attic vents can also lose their seal or get knocked loose by debris.

Limb and debris impacts

A falling oak limb can puncture shingles, dent panels, or crack decking. We check underneath for broken sheathing or framing before closing it up.

How we trace an active leak

A drip in the hallway rarely sits directly below the hole. So we work backward. Inside, we look at the stain's shape and check the attic for wet decking, darkened rafters, or a trail along the underside of the roof. Outside, we start uphill from that point and look at every penetration, seam, and fastener in the path. On stubborn leaks, a controlled water test — running a hose over one section at a time while someone watches the attic — pinpoints the exact entry. Fixing the right spot the first time is what keeps you from paying for the same leak twice.

Right after a storm

When a thunderstorm or tropical system opens up the roof, the first priority is keeping water out of the house. We can install a temporary dry-in — a secured tarp or self-adhered membrane — over the damaged area that same visit when conditions allow. It buys time to document the damage, talk to your insurance company if needed, and order matching materials for a lasting repair.

Making a patch blend in

Nobody wants a checkerboard roof. On shingle roofs we match manufacturer, style, and color where we can and pull replacements from less-visible areas if that gives a better blend. On metal, we match profile and finish, and we use fasteners and trim that won't corrode against the existing panels.

When a repair stops being worth it

We'll be straight with you here. Repairs are the right call when the problem is confined and the rest of the roof has life left. They're money down the drain when leaks keep appearing in new places, the decking is soft in multiple spots, or the shingles are worn out everywhere. In that case we'll explain why and show you photos, and you can decide.
